Submission: Draft Parramatta Road Urban Transformation Strategy

I write to strongly object to your proposals to over-develop our local community. The Draft Parramatta Road Urban Transformation Strategy seeks to increase the amount of housing from 736 homes to 6,014 in the three Inner West precincts of Taverners Hill, Leichhardt and Camperdown. This will produce close to a tenfold increase in population from 1,515 to almost 11,000.

This is an unnecessary and overwhelming imposition on the local community. It will make public transport less accessible, overwhelm local services and destroy what is special about our community.

The Inner West is already exceeding new housing requirements. Leichhardt Council, as an example, has a target set by the government’s Sydney Metropolitan Plan to deliver 2,400 new homes between 2005 and 2036. The Leichhardt Council area will have almost 1,800 new dwellings by the end of this year, already meeting its 2030 target which is 15 years ahead of schedule! The 2036 target will be easily met without imposing more than 5,500 new dwellings.

The draft strategy says more about the influence of the powerful developer lobby pushing for new development sites than proper strategic planning for a more liveable city.

I came to sign this to celebrate New Years Eve! I do not want any development along Parramatta Rd, please leave it as it is for better world class public transport.

I appreciate that development is needed in Sydney and welcome regeneration of Parramatta road but the draft put forward by Urban Growth is not along Parramatta road it is across the road leading to mini Hong Kong’s along the so called corridor which could not be considered by anyone to be in keeping with the established areas.How can 8 and 12 levels blend in when the area has one and two level dwellings.For example the block in Crystal Street bordered by Elswick Street and Queen Street is earmarked for up to 8 levels ,this backs on to federation single level dwellings.There has been no thought to increased Green space in the precincts in an area that has a low ratio of green space. The infrastructure is inadequate .Roads that cross Parramatta road are already gridlocked at a weekend and schools are full.I am also concerned that there are so many errors in the plans with figures of existing dwellings clearly wrong for Norton Street , nobody seems to have counted the number of apartments in the Forum.

Why instead of 8-12 levels in the precincts can we not have 4 or 5 levels along the Parramatta road keeping the historic facades as has been done where the Petersham Inn is located.This would retain the character and community feel of the areas

Adding this level of additional housing to this area will represent a significant danger to local residents and more particularly the children of Kegworth Public School. The degree of additional traffic is not sustainable in this area.

Development has to be appropriate in a number of ways firstly re infrastructure – there appears to be no significant infrastructure upgrades to match the new proposed population. Secondly, development should be scale appropriate and enhance communities not destroy them!

I object to creation of so many additional dwelling units without any consideration of the infrastructure needs of education and public transport. Sydney has a unique urban culture being destroyed by development

camperdown is already becoming more developed with new apartment blocks opening, and no increases to public transport so far. I wouldn’t like to see any more high rise buildings in this area.

Planned well Parramatta rd could be very exciting and a world leader in urban development.Small commercial site, creative workshops, studios,community based co-ops , housing and public transport.I have looked at the plans at council and they are very disappointing.The focus is on height of buildings and building as many as possible .When there is little social concern or design it must be about money. Getting in and getting out, taking away what the residence love about their suburbs, diversity,community, spirit,heritage, open space and good design .Our suburbs have became very sort after The developers are steeling the sole of our community for short term wealth.

one option might be to have a design competitions for each site, independent of developers and then put it out for tender to have it built.

I object to the proposals to over-develop my local community. It will overwhelm an already densely populated area, to say nothing of the already heavily burdened infrastructure, the lack of schools and open space parks etc. I find it difficult enough to drive the local streets, but with the high rise buildings and extra population density proposed it will be absolute gridlock and strain the already overstretched “old” infrastructure

The scale and rate of development is excessive – too much, too fast. No objection to development per se but we want it reduced in magnitude and must have more, effective public transport, car parking capacity, childcare centres and community parks, with plans and timelines for these. NOT JUST NEW DWELLINGS!

Premier, if you allow this ludicrous over-development to go ahead in our community you will be signing off for more future ills than just the destruction of our quality of life. This kind of planning is the vision of myopic governments. You will initiate the creation of a multitude of problems affecting residents’ lives in practical terms – transport / services etc – as well as in terms of social and health (including mental health) issues that will arise from over-populating. Wise planning should be looking at sustainable communities rather than unbridled exponential growth for the sake of the dollars that developers pay governments.

Having lived in the Leichhardt municipality for 40 years – part of my childhood and all of adulthood – I have witnessed the area blossom and flourish. But now, I see the place starting to drown in cement and concrete, lack of clean air, lack of OPEN GREEN spaces, road congestion and a whole lot of way-out stressed locals.

Be truly visionary – it is time to Stop. Breath. And rethink.

I’m appalled at the huge rise in dwellings and residents in all three precincts. Each has their own sense of community now and sufficient infrastructure to meet residents’ needs. These communities will be destroyed, and roads, footpaths, public transport, parking, garbage collection, etc will be insufficient to meet the everyday needs of so many people. The result will be loss of amenity and quality of life for all residents, not just the original ones whose communities will be irreparably damaged.

This over development must not go ahead,will make parramatta road worse and.where are the plans for more schools? There is over crowding of schools in the area now. This is of great concern to me, Bigger is not always better.Like many others I do not want loose our community.

While I appreciate the need for addition dwellings to be built in Sydney, it is completely inappropriate for the Inner West to be the location for so many of these multi story units. The failures of secessive governments to fund infrastructure in the new areas that have been opened up to housing over the last 20+ years, (and the continual zoning of new areas as low density single dwelling house sites instead of densities at least as high as the Inner West already has), should not be a reason to destroy the very qualities that made many residents live here in the first place. These developments will do nothing to make home prices in the area any more affordable, and will only put even more stress on the ancient infrastructure that was put here a hundred years or more ago, and I am sure that true to form in Sydney, even then was inadequate to the needs of the residents. The only winners from these level of over-development will be the developers that are pushing so hard for this plan to be implimented.

I live in Camperdown, a historic Sydney locality close to original settlement. Why are you destroying the unique characteristics of this special place by overdeveloping the housing? Why aren’t you preserving Parramatta Road as our original (and Aboriginal) pathway to the interior?

Use this time as an opportunity to do something creative and original in our neighbourhood? In the tradition of the Harbour, the Bridge and the Opera House?

Dear Minister, I am a resident of Leichhardt 54 Years, I feel my Neighbourhood is being stolen by New Development policies. It is outrageously Destructive to our communities peace and amenity, I have a right to a collective input on any development in my community, please do not assist developers to steal my peace, health & harmony.

Permanent local employment must be of the highest priority.

We are fortunate to have remnants of Commercial Zoning & it has been purchased in most cases at a lesser cost because it is commercial & thus it should remain for the specified land use, creating & suppling real jobs. Please do not let developers steal our jobs & degrade our kids future.
